COMMUNITY IMPROVEMENT CORPORATION
Minutes from the August 15, 2015 Meeting
Evendale Municipal Building, 10500 Reading Rd. Evendale, Ohio

Attendees:  Jeff Albrinck, Dick Finan, Dave Harwood, Tom Kuechly, Al Pearlman, Chris Patterson (Planning Commission Liaison), Sean Balnes (St. Francis Group), Eric Greenberg (St. Francis Group), Doug Swain (Opus Development Company, LLC), Catherine Hartman (Council Person), Al Schutte (Resident), David Elmer (staff), and Pam Morin (staff).  CIC members Hugh McKinnon and Chris Schaefer were absent.

In the absence of Dr. McKinnon, Mr. Finan acted as Chairman.  The meeting was called to order by Mr. Finan at 7:30 am.

Approval of the June 9, 2015 meeting minutes was made on the motion of Mr. Kuechly, seconded by Mr. Albrinck.  There was no discussion.  The motion passed with a vote of 5 – 0.

Mr. Elmer presented the Economic Development Report:
•     The Bureau of Motor Vehicles (BMV) is searching for a new location.  They are currently located in Sharonville.  They will be moving both their license and testing facilities.  Mr. Elmer gave the BMV representative a tour of available properties.  They were most interested in a parcel in the Evendale Commons Business Park along Reading Road and the vacant lot at Village Crossings, 10400 Reading Road.  They expressed interest in constructing of a new building.  CIC members were concerned of the limited two year lease in which the BMV is regulated by.
•     August 29, 2015 is the scheduled date for a sealed bid auction of Homers Smorgasbord, 9972 Reading Road.
•     Mr. Elmer has recently received an email from Equity regarding the Planning Commission resubmittal of Wendy’s at 10400 Reading Road.  
•     Kinetic Vision, Evendale Commons Drive, is currently working with Anchor Properties to purchase the parcel north of their current location.  They are exploring the possibility of constructing a third building.

Mr. Balnes reviewed LPK’s worksheet which included their proposed logo, key talking points and narrative for the AeroHub.

St. Francis Group has been working closely with the AeroHub subcommittee.  The following is a synopsis of their activities over the past several months:
•     Meetings with neighboring communities, both individually and collectively.  These communities include Sharonville, Glendale, Woodlawn and Lincoln Heights.
•     Conversations with Landmark Baptist Church and St. Rita School for the Deaf.
•     Continue working with UCRI, Cincinnati State, HCDC and the Port Authority.
•     Contacting companies in the advanced manufacturing  field, suppliers and manufacturing companies in the aeronautic field and research and development companies.

Mr. Balnes introduced Doug Swain, Vice President - General Manager of Opus Development Company.  Mr. Swain presented several preliminary sketches.  Opus has only begun the development process.  They are still gathering information on the site and possible architectural designs.  There was a short discussion of the current Through the Valley project with ODOT that will include the resign of I-75, Neumann Way and three bridges over I-75.  Mr. Swain expressed his desire to incorporate the architectural designs that will used in this project.

Next month’s meeting is scheduled for September 15, 2015 at 7:30 am.

Mr. Harwood made and Mr. Kuechly seconded the motion to adjourn the meeting.  The motion passed with a vote of 5 – 0.  The meeting was adjourned at 8:45 am.
